Cape Coral investor pack — Overall Investor Opportunity Score 4.0 WATCH
Locked quarterly Call · Cape Coral pack, illustrative

Sale prices and flags from FDOR and county rolls (NAL/SAL). Census, FHFA, and BLS round out the federal picture. Days on market is the one listing-tracker input, and we say so.

Not a listing dashboard.

Three things that change the Call you can defend.

Typical product Sunbelt Signal

Listing feed, refreshed daily

Recorded sales and county flags, locked for the quarter

A dashboard of charts

A score that becomes a Call

Gaps filled or hidden

No overall score until the records are complete

Florida's 67 counties each publish property rolls differently. We clean each county ourselves and keep only genuine (arm's-length) sales. That is why 21 counties are live, not 67 — coverage is scarce because the records have to be comparable first.

7 in the score. 11 published.

Seven parts make the Overall Investor Opportunity Score (OIOS). Four sit beside it as extra context. Each part is scored out of 10.

Nothing publishes until it clears.

Every quarterly release goes through three checks. The slide pack and the dashboard show the same locked numbers for that quarter.

1
Computer check

The system tests the release before anyone sees it.

2
Recalculate from scratch

A second calculation, independent of the first run.

3
Signed against the source

A person signs off against the original records. Then the quarter is locked.

Sunbelt Signal was built by a former senior government statistician who spent nearly 20 years producing national statistics for the UK government — work published under his name, reviewed by Parliament, and used by ministers to make national policy decisions.

"When you produce statistics that a government minister uses to answer questions in Parliament, every number has to be traceable, independently verifiable, and defensible under scrutiny. That standard does not change because the subject is Florida real estate."

Now based in SW Florida — living in the market, not watching it from elsewhere. You deal directly with the analyst who built it. That is what you are buying: a clear method, a local presence, and direct access to the person accountable for every number.
